Sydney Investor Build – Turn Key Coastal Granny Flat On A Challenging Site

Some projects are defined by the dwelling.


Others are defined by the site.


This Central Coast granny flat delivered both.


Built for a Sydney based investor, the goal was to create a complete turn key rental solution that required minimal involvement from the owner while maximising tenant appeal and

rental return.


The result was a modern Coastal design granny flat that was listed for rent shortly after completion and achieved $600 per week.


A Complete Turn Key Investment

From the beginning, the brief was clear.

The owner wanted a fully finished investment property, not just a completed granny flat.

In addition to constructing our popular Coastal floor plan, we completed landscaping, garden beds, mulch, concrete footpaths, clotheslines and letterbox installation. We also carried out improvement works to some tired areas of the existing dwelling, helping lift the presentation of the entire property rather than just the new residence.

The outcome was a ready to rent investment that required no additional work after handover.


Designed For Comfort And Tenant Appeal

The owners selected several upgrades that elevated both the appearance and liveability of the home.

A skillion roof was chosen, creating additional ceiling height throughout the living areas and helping the home feel even more spacious internally.

Soundproof insulation was installed throughout all internal walls, providing improved acoustic comfort between rooms. Ceiling fans were added to both bedrooms and the living area, complemented by a 3.5kW air conditioning system to ensure year round comfort.

To the front of the dwelling, a large timber deck created an inviting outdoor entertaining space and added valuable living area for future tenants.


A Kitchen Feature That Stands Out

While many investment properties follow neutral colour palettes throughout, this client opted for one of the most popular selections we are currently seeing.

Sky blue splashback tiles were installed in the kitchen, creating a vibrant feature that immediately catches your attention and adds personality to the space.

The colour works particularly well with the coastal styling of the home and provides a point of difference that helps the property stand out in the rental market.


Challenging Access And Site Conditions

While the finished product appears effortless, construction presented several challenges.

Access to the backyard was limited, requiring trades and materials to be transported down a narrow side access beside the existing home.

The block itself also featured a significant slope, requiring careful planning during both the design and construction stages.

To accommodate the fall of the land, timber retaining walls were constructed along two sides of the granny flat, allowing the site to be cut and levelled appropriately while maintaining usable outdoor space around the dwelling.


Slab Construction Despite The Slope

Many sloping sites naturally lead to bearer and joist construction.

However, through careful site planning and earthworks, we were able to construct this granny flat on a concrete slab foundation despite the challenging terrain.

This approach provided the owner with the benefits of a slab construction while still working within the site's physical constraints.

It demonstrates the importance of assessing each block individually rather than assuming one construction method is the only solution.


Managing Construction In A Tight Street

The challenges extended beyond the block itself.

The street was steep, narrow and offered very limited parking opportunities for trades, deliveries and day to day site access.

Coordinating deliveries and maintaining construction efficiency required careful scheduling throughout the build.

While these conditions added complexity to the project, they were successfully managed through planning and communication, allowing construction to progress smoothly from start to finish.


The Investment Outcome

What started as a challenging site with tight access, steep terrain and limited street parking has become a high quality investment property designed for long term performance.

The Coastal floor plan, skillion roof, large entertaining deck, premium finishes and complete turn key presentation combined to create a highly desirable rental property that was quickly rented for $600 per week.

For investors, site constraints do not automatically limit outcomes.

With the right design, planning and construction approach, even difficult blocks can deliver strong rental returns and an exceptional finished product.
