A Home for Family – The Coastal in Umina Beach

Sometimes a granny flat is about more than adding value to a property.

For this Umina Beach family, the goal was to create a comfortable, independent home for a family member while keeping them close by.

The property gave us a great starting point. A flat block, sandy ground conditions and good access for deliveries made it an ideal site for a granny flat. But as with most builds, there were still a few challenges to solve along the way.


Starting with the Coastal

The floor plan for this project was based on our popular Coastal design.

The Coastal works particularly well when you want to create a home that feels comfortable and spacious without wasting valuable floor area. For someone planning to live in the granny flat long term, getting that balance right matters.

It needed to feel like a home of its own.

Not simply something added to the backyard.

We adapted the Coastal to suit the property and the family's needs, creating a practical secondary dwelling that makes good use of the available space.


Good Access Does Not Always Mean Easy Access

One of the advantages of this Umina Beach property was the access.

There was plenty of room to get deliveries onto the site, but reaching the actual building area was a little more challenging. Everything needed to make its way down the side of the existing house and then past the garage before reaching the backyard.

It was tight, but workable.

Good site planning at the beginning meant we could work with the access available rather than allowing it to become a problem during construction.

These are the details that can make a big difference to how smoothly a granny flat build progresses.


Solving the Sewer Before It Became an Expense

The sewer connection was one of the more interesting parts of this project.

We were getting close to the point where a pump out sewer system may have been required. While these systems can solve difficult sites, they also introduce additional equipment, cost and ongoing maintenance.

If we could avoid one, we wanted to.

We were able to connect into the existing sewer down the side of the house and work the drainage back towards the new slab.

To achieve the fall required for the sewer to operate correctly, brickwork and cement were used to raise the pipes as they travelled through the slab.

It was a relatively simple solution to a problem that could have resulted in a much more complicated system.

And sometimes that is where experience on site matters most.

Not in making a project more complicated.

But in knowing how to keep it simple.


More Than Another Building in the Backyard

The finished granny flat gives this Umina Beach family something that is becoming increasingly valuable.

Independence and proximity at the same time.

Their family member has their own home and their own space, while still being only a few steps away when needed.

For some homeowners, a granny flat is an investment.

For others, it is a solution for how their family wants to live.

Either way, the fundamentals remain the same. The right design, careful planning and practical decisions during construction can turn unused backyard space into something genuinely valuable.
