A Corner Block Opportunity – The Wamberal in Narara

Not every granny flat sits quietly behind the main house.


This Narara project sits on a corner block with its own street frontage, which immediately changes how the home presents.


Instead of feeling like a secondary dwelling tucked away in the backyard, this granny flat reads more like a small standalone home. For an investment property, that street presence can make a real difference to tenant appeal.


A Design That Fits the Site

For this build, the owners selected The Wamberal floor plan.


It is a practical two bedroom layout that consistently performs well as a rental property, offering comfortable living space without pushing beyond the standard granny flat footprint.


The home was constructed on a concrete slab and finished with a skillion roof, giving the building a clean modern appearance while keeping construction straightforward and durable.


When the Site Sets the Rules

One of the site constraints on this project was a sewer main running through part of the property.


Originally the owners considered installing a carport.

But building structures over sewer infrastructure is rarely possible, so the design had to adapt.


Instead, a large concreted driveway was installed to provide generous off street parking for tenants while keeping clear of the sewer line.


Sometimes good design is simply about working with the block rather than fighting it.


Privacy Matters When You Face the Street

Because the granny flat faces the street, privacy became an important design consideration.


The owners installed landscaped garden beds along the boundary, combined with angled privacy screens that soften the appearance of the home while shielding the living spaces from passing traffic.


It is a simple solution that makes a noticeable difference to how the home feels from inside.


Built for Long Term Rental Performance

Inside the granny flat, the owners chose vinyl plank flooring throughout the entire home. For an investment property, this decision makes sense. Vinyl plank flooring is durable, low maintenance, and handles tenant turnover far better than mixing multiple flooring types between rooms.


The result is a clean, consistent interior that will continue to perform well over time.


Because when a granny flat is built as an investment, every decision should support the long term performance of the asset.
