Waterfront Granny Flat Built in Saratoga Using The Wamberal Floor Plan

This project in Saratoga is a great example of how a well designed granny flat can work beautifully on a sloping waterfront block.


The owners wanted to add a granny flat to their existing property as an investment, taking advantage of the elevated position and water views. The project was built using The Wamberal floor plan, one of our popular two bedroom granny flat designs that offers a practical layout and strong rental appeal.


Designing for a Sloping Block

The property sits on a hillside overlooking the water, which meant the design needed to work carefully with the natural slope of the land.


Rather than heavily altering the site, the build was designed to sit comfortably within the fall of the block. This approach helps maintain good drainage and structural stability while reducing unnecessary earthworks.


Sloping blocks are very common across the Central Coast, particularly in waterfront suburbs like Saratoga, and with the right design approach they can often deliver some of the best outlooks.


Development Application Approval

This granny flat was approved through a Development Application rather than a CDC.

As part of the DA process, a large tree located within the proposed building area needed to be removed. The tree removal formed part of the council approval and was completed before construction began.


Once approved, the project moved forward smoothly through construction.


Capturing the Water Views

Because the property sits above the waterfront, the granny flat was positioned to capture the elevated outlook.


Designing the layout around the views creates a more appealing living environment and adds strong rental appeal for future tenants.


A Coastal Inspired Kitchen

A standout feature of the interior is the kitchen splashback, finished with sky blue subway tiles.


The colour adds a subtle coastal feel that suits the waterfront location while keeping the space bright and modern. Combined with the open living layout of The Wamberal floor plan, the kitchen becomes a feature of the main living area.


A Smart Investment on the Central Coast

This Saratoga project shows how even a sloping waterfront property can successfully accommodate a granny flat.


By using The Wamberal floor plan and designing around the natural conditions of the block, the owners were able to create a high quality secondary dwelling that captures water views while generating additional rental income.
