A First Home Purchase with a Long Term Plan

When this young couple purchased their Springfield property as their first home for $682,000, their plan was simple. They wanted a place to live, but they also wanted the property to work harder for them over time.


Like many first home buyers, they realised that adding a granny flat could create a second income stream that would help ease mortgage pressure.


Turning the Backyard into an Investment

The couple moved forward with their plan and constructed a granny flat in the backyard.


The project included a new driveway and retaining wall to improve access to the rear of the property and allow the secondary dwelling to sit comfortably behind the main house.


The Matcham Floor Plan

For the design they selected The Matcham floor plan, a practical two bedroom layout that works well as a rental property.


The design provides a comfortable living space while still fitting within the standard granny flat size limits.


Entry Porch and Carport Feature

A nice feature of this granny flat is the entry porch, which gives the home a welcoming street presence rather than feeling like a basic secondary dwelling.


The design also includes a large single car carport positioned under the main roof line, providing covered parking and making the building feel more complete.


The Result

After owning the property for five years, the couple decided it was time to move into a larger family home.


They sold the property for $1,121,000, with the original house remaining untouched and in the same condition as when it was purchased. While the increase in value was influenced by the strong property market during that time, the addition of the granny flat, driveway and retaining wall significantly improved the overall usability and appeal of the property.
