When an investor engaged us to build a granny flat for their Berkeley Vale property, the site offered a unique advantage with dual street frontage. This meant the existing home faced one street, while the new granny flat was positioned at the rear with access from the other street, creating privacy and convenience for both dwellings.
Site Preparation
The block was nice and level, providing the ideal foundation for the build. With excellent street access, construction logistics were simplified, ensuring minimal disruption for both the main house and the neighbouring properties.
Approvals and Construction
This granny flat was built on a concrete slab and completed within 12 weeks. This design fit neatly across the block, with a concrete patio and extended roofline to create a practical and comfortable outdoor living space.
Results
The total build cost was approximately $175,000, with an expected rental return of $540 per week. This equates to an impressive rental yield of roughly 16%, providing the investor with both strong cash flow and long-term capital growth while easing mortgage pressure.
