Having purchased this Berkeley Vale property as an investment, the owner saw an opportunity to reduce mortgage pressures and strengthen their position by adding a granny flat. With strong rental demand in the area, this project focused on easing repayments while also boosting long-term property value. Our most popular floor plan was chosen, offering a modern, open design with seamless indoor–outdoor flow.
Straightforward Build With Added Features
This block provided an ideal canvas, with the pre-existing driveway giving excellent side access and off-street parking for the new granny flat. We also took full advantage of the width of the property by adding a large side deck, with the roof extended out to provide covered outdoor living space. Inside, the layout makes the most of the open plan design, with a standout feature being the bright blue splashback in the kitchen. This simple detail lifts the entire space, giving the granny flat its own character while maintaining a sleek, modern feel.
Results
The build cost for this granny flat was approximately $177,000, and the property is returning $530 per week in rent. This represents a gross yield of around 15.55% on the build cost, strengthening the overall investment and adding long-term capital value.
