Built Around the Land – Green Point Custom Granny Flat

Not every block wants a standard floor plan.
This Green Point project came with a 2 metre wide stormwater easement cutting through the property and a noticeable slope from the street. On paper, that could have been a constraint. In reality, it became the reason this build turned into something special.
Instead of trying to force a rectangle onto an awkward site, we designed around it. A full custom split level granny flat that works with the fall of the land, not against it.
The result is a home that feels intentional, not compromised.
Designing Around a 2m Stormwater Easement
A stormwater easement means you cannot simply build wherever you like. It dictates placement, footing design, and overall footprint. For many builders, that’s where the conversation stops.
For us, that’s where it starts.
By shifting the building position and designing a split level layout, we were able to maintain compliance while still delivering strong internal proportions and usable outdoor space. The architectural curves in the footprint weren’t just for aesthetics. They helped soften the structure on the site and allowed us to maximise the buildable area without feeling boxed in.
It’s a reminder that custom design is not about being flashy. It’s about being smart.
Split Level Living That Feels Premium
Because of the slope, this granny flat was designed as a split level home. Instead of fighting the gradient with excessive excavation, we worked with it.
The levels naturally separate living and private spaces, creating depth and flow the moment you step inside. It feels larger than a standard flat layout because the elevation changes create visual interest and movement.
For investors, that translates to stronger rental appeal.
For families, it feels like a home, not a small secondary dwelling.
Steep Corner Block – Challenges and Advantages
The corner position actually helped with access. Deliveries were smoother, and trades had better manoeuvring space compared to a tight internal lot.
But the slope added complexity.
Footings, drainage, levels, and sequencing all require tighter coordination on steep sites. This is where experience matters. When you understand how to plan staging, manage site safety, and anticipate structural requirements early, the build stays controlled and predictable.
A difficult block does not have to mean a difficult build.
