This Davistown property sits within both a BAL29 bushfire zone and a designated flood zone, requiring a full Council DA approval rather than a CDC pathway. For many investors, that combination can feel uncertain.
The brief was clear, deliver a compliant, modern coastal granny flat built for long term rental performance.
Compliance First – Designed For The Site
Due to the BAL29 rating, an increased rear setback of 12 metres was incorporated into the design. Fortunately, the depth and size of the block allowed this without compromising layout and the result was an added benefit, a generous backyard that enhances tenant appeal.
Because of the flood zoning, the granny flat was constructed on bearers and joists, ensuring compliance with flood planning controls while maintaining structural integrity.
Importantly, even with these overlays and planning requirements, the dwelling was built using our standard “The Coastal” floor plan with no amendments to the internal layout. The compliance considerations were resolved through positioning and construction methodology, not by compromising the functionality of the design.
