When an investor engaged us to build a granny flat on their Brooke Avenue property, our Tascott design was the perfect fit. The block itself was level and clear, however due to potential flooding from stormwater easements, council regulations required the granny flat to be elevated to meet minimum flood height standards. This ensured compliance while also protecting the new dwelling from future overflow issues.
Site Preparation
With the block already free of trees and structures, site preparation was straightforward. The focus was on setting the correct finished floor level as directed by council, which required careful coordination before construction could begin. A side gravel driveway was also included in the works, along with fencing to create separation between the main home and the new granny flat.
Approvals and Construction
Council approvals required some back and forth regarding levels, but once finalised, the build progressed smoothly. The Tascott design came together over a 12-week period, with the elevated structure providing a modern finish while meeting all compliance requirements.
Results
The project was delivered for an approximate build cost of $175,000 and has added strong long-term value to the property. With its modern facade, raised entertaining deck and practical yard space, this granny flat is well-suited to attract quality tenants and provide consistent investment returns for years to come.
