When an investor engaged us to build a granny flat at their Killarney Vale property, our Tascott floor plan was the perfect choice. Known as one of our most popular layouts, it provided the ideal balance of functionality and comfort while maximising the use of the block.
Site Preparation
The block was well suited to a concrete slab foundation, making site preparation straightforward. A brand new driveway was installed down the side of the property, giving the granny flat its own private access along with off-street parking. This separation has been a major advantage for tenant appeal.
Approvals and Construction
The design incorporated a large concreted patio at the front and a spacious single carport on the side, with the roof extended across both to create sheltered outdoor living and secure car accommodation. These additions give the granny flat a sense of independence while maintaining a clean, modern finish.
Results
This granny flat was completed for an approximate build cost of $183,000 and now rents for $550 per week. This equates to a rental yield of just over 15%, making it a strong long-term investment for the owner. The finishing touches of neutral bark and neat, low-maintenance plants in the landscaping further lifted the presentation and tenant appeal.
