North Avoca Granny Flat Build – Overcoming Challenges on a Steep Site

Having previously completed renovations for this client on other properties they own, we were their first choice when it came time to build a granny flat at their North Avoca home. With the trust already established, they knew they could rely on us to manage the project from start to finish, even with the significant site challenges that lay ahead. The property was owner-occupied by a professional who wanted to make the most of their backyard space, however the block presented a range of logistical hurdles. With no street parking and very limited off-street access via a steep driveway, every piece of material had to be carefully carried through by hand to the rear of the property.
Adding to the complexity, the granny flat was positioned on the edge of a hill, with the rear of the structure standing approximately two metres above ground level. This required precise planning, strong foundations, and a careful build process to ensure stability while maintaining the sleek modern design the client was after.
Smart Design to Maximise Natural Light
To make the most of the elevated location, we incorporated dual skillion roofs into the design. This not only gave the granny flat a striking architectural profile but also opened up the interiors, creating a sense of height and flow across the living areas and bedrooms. The roofline allowed us to position east-facing highlight windows that capture the morning sun and bathe the kitchen and living space in natural light throughout the day. Combined with extra-wide glass doors opening onto the deck, the result is a bright, airy interior that feels strongly connected to its lush surroundings.
A Granny Flat That Works With the Landscape
Despite the challenges of access and steep gradients, the finished granny flat sits beautifully at the rear of the property, blending seamlessly into its natural bush setting. The elevated timber deck provides an inviting outdoor space with treetop and ocean views, while light interior finishes enhance the sense of openness and calm. By working with the slope rather than against it, we achieved a modern, functional build that not only adds value to the property but also delivers a private and comfortable living space.
Results
The completed granny flat has quickly proven to be a strong investment, achieving an impressive rental return of $785 per week. This highlights the value that a well-designed and well-executed granny flat can bring, even on a site with significant access and construction challenges.
