Saratoga Custom Build – Elevated Design With Water Views

What if the block that looks the most challenging is actually the one with the most potential?
That was the opportunity in Saratoga. A battle axe block positioned high on a hill, requiring a full Council DA and a custom design to respond to the site conditions. The land stepped significantly, with the finished floor sitting more than one metre above ground level. Access up the driveway was steep, and every delivery required careful coordination.
This was the second project we have completed for these clients, so the focus wasn’t on convincing them it could be done. It was on designing something that truly made the most of the land.
Custom Design – Built Around The Elevation
Because of the slope and elevated floor height, a standard layout simply wouldn’t suit this site. The design needed to embrace the levels rather than work against them. Engineering and Council DA approvals were mapped thoroughly before construction began, ensuring the structure responded correctly to the terrain.
Living areas were positioned to take advantage of the water views across Saratoga, allowing natural light and outlook to become defining features of the home. The elevated position created a sense of privacy and presence that enhances the overall feel of the dwelling.
When a design is tailored to the land, the result feels intentional and considered, not imposed.
Outdoor Living – Maximising The Outlook
One of the strongest features of this property is its outlook, so outdoor space became a priority from the beginning. Large decks were incorporated into the design, creating generous entertaining areas that flow directly from the internal living zones.
Rather than feeling constrained by the slope, the finished result feels expansive. The elevated decks provide a seamless connection between indoor comfort and the surrounding landscape, turning the natural fall of the land into an advantage.
Managing The Build On A Challenging Site
Constructing on a battle axe block with steep access requires careful planning from the outset. Material deliveries, trade coordination, and sequencing were all organised in advance to ensure construction progressed smoothly.
Because approvals, engineering, and site logistics were addressed early, the build phase remained structured and controlled. Even with the added complexity of elevation and access, the project moved forward with clarity and consistency.
The Transformation
What began as a steep, stepped block has been transformed into a custom elevated granny flat that complements the land rather than competing with it. The combination of water views, expansive decking, and tailored design has created a dwelling that feels both practical and refined.
More importantly, this project reflects trust. Returning clients do so because the first experience delivered on its promises, and the second project required the same level of planning, supervision, and accountability.
