Wamberal Granny Flat Project Clever Design on a Corner Block

This project marked one of the first builds of our Wamberal floor plan, customised to suit a unique corner block and specific council setback requirements. The objective was clear: deliver a high quality two bedroom granny flat that felt completely independent from the main residence while remaining fully compliant.
With careful planning, we stepped the living area to meet minimum setback regulations without compromising internal flow or natural light. The result is a seamless design adjustment that most would never notice, yet it ensured full compliance and preserved the overall street presence.
Designed for Space and Light
The Wamberal design is known for its clean layout and strong connection to outdoor living. In this build, the skillion roof and raked ceilings elevate the sense of space internally, creating volume and openness that exceeds expectations for a granny flat.
The open plan kitchen and living area flows directly onto a generous hardwood deck, extending the usable living space and enhancing indoor outdoor connection. Large windows allow natural light to fill the home, while maintaining privacy from neighbouring properties.
Corner Block Advantage
One of the standout features of this project is its positioning. Located on a corner block, the granny flat sits prominently at the side of the property with its own private street frontage.
This layout gives the dwelling the feel of a standalone home rather than a secondary residence. A separate pedestrian entrance and defined pathway further enhance independence, making it highly appealing for tenants or extended family living.
Outdoor Living Done Right
The hardwood deck and stepped pathway provide a warm, high quality finish that complements the modern exterior. Combined with landscaping and fencing, the outdoor area feels deliberate and well considered rather than an afterthought.
This attention to detail reinforces long term rental appeal and contributes to strong overall presentation.
The Outcome
This Wamberal project demonstrates how thoughtful customisation can overcome site constraints without sacrificing design integrity. By stepping the living area to satisfy setback requirements, we retained the strength of the original floor plan while ensuring full compliance.
The finished result is a private, light filled granny flat that presents like its own home, maximising usability, street presence and long term value.
At Coastwide Granny Flats, projects like this highlight the importance of understanding both design and planning controls, allowing us to deliver practical solutions that perform in the real world.
