Wyoming Investment Build – Custom Design Around Infrastructure

What happens when a block looks straightforward on the surface… but hides complexity underneath?


This Wyoming project was completed for a returning client, and alongside a full renovation of the existing home, the goal was clear, create a purpose built investment granny flat that would maximise rental appeal while working around significant site constraints.


Running through the middle of the property was a sewer main positioned higher than the proposed floor level. Achieving correct fall for drainage required careful planning from the outset. In addition, an inspection opening sat directly within the intended building footprint, meaning the design had to allow compliant access without compromising liveability.


This wasn’t a case of adjusting a standard plan.


It required a fully custom layout.


Custom Design – Stepped To Suit The Site

To maintain access to the inspection opening, the design was carefully stepped. The bedroom positioned behind the carport was pushed further back, while the remainder of the building was stepped in to create a compliant cut out area for ongoing IO access.


Rather than feeling pieced together, the finished home reads as intentional and well proportioned.


The layout includes a tandem length carport for practical tenant parking, a generous 3 x 4 metre deck extending from the living area, and a small entry patio that creates a defined and welcoming front door approach.


Every adjustment made for infrastructure was built into the design so the home still delivers the comfort and functionality tenants expect.


Site Access & Driveway – Built For Practical Living

While the section of the block where the granny flat sits has only a slight slope, access from the street presents a steep downhill grade. Construction logistics were organised accordingly, with materials unloaded at street level and transported down the driveway in stages to maintain steady progress.


A full concrete driveway was constructed from the tandem carport to the street, including a turn around bay to ensure ease of access for vehicles. For an investment property, practicality matters just as much as presentation, and the finished driveway provides both.


The Investment Outcome

Today, the property stands as a complete transformation. The existing home has been fully renovated, and the new custom granny flat adds a second income stream to the block.


The stepped design, compliant IO access, tandem carport, expansive deck, and finished concrete driveway all contribute to a dwelling that feels cohesive rather than constrained by what lies beneath the ground.


For investors, the risk is rarely the infrastructure.


It’s failing to plan for it properly.


When constraints are identified early and designed around strategically, they don’t reduce value. They protect it.
